A clear, six-step process takes your project from plans to a reviewed, bid-ready construction estimate — with a fixed fee and delivery date agreed before any work begins.

How Does the Construction Estimating Process Work?
Every estimate follows the same documented workflow, whether it is a single-trade takeoff for a subcontractor or a complete multi-trade estimate for a general contractor. A consistent process means consistent accuracy — and it means you always know what happens next. This page explains each step so you can plan your bid schedule with confidence.

Step by Step
Our Six-Step Construction Estimating Process
1. Request & Document Review
You send plans, specifications, addenda and bid information by email or file link. An estimator reviews the set for completeness, confirms the scope, project location and deadline, and flags missing information before work starts.
2. Fixed-Fee Quote
You receive a written, fixed-fee quote with the scope, deliverables and delivery date. Work begins only after you approve it. See our Construction Estimating Pricing.
3. Digital Quantity Takeoff
Estimators measure every area, length, volume and count digitally from the drawings and cross-check against sections, details and schedules. See Quantity Takeoff Services.
4. North Carolina Pricing
Quantities are priced with current regional labor rates, local supplier material costs, equipment rates and county sales tax. See our Cost Data Methodology.
5. Second-Estimator QA Review
A second estimator checks quantities, pricing, scope coverage and arithmetic before release. See our Quality Assurance Policy.
6. Delivery & Support
You receive an Excel workbook, PDF summary and marked-up plans, plus a walkthrough call on request and revision support for addenda.

What Is Included in the Final Deliverable?
- Estimate workbook (Excel): line-item quantities, units, unit costs, labor, material and equipment, organized by CSI MasterFormat division or your preferred format.
- Summary report (PDF): trade and division totals, general conditions, markups and the grand total.
- Marked-up plans: color-coded takeoff drawings showing exactly what was measured.
- Assumptions, exclusions and clarifications: a written list so you can see what is and is not included.
- Estimate basis: drawing set, revision dates and addenda included, plus pricing date.

Communication
How We Communicate During Your Project
You deal directly with the estimator working on your project. If we find conflicting details, missing sheets or unclear scope, we contact you immediately rather than guessing. For bid-day projects we confirm addenda cut-off times and deliver on schedule. After delivery, we walk you through the estimate on request and update it when addenda or revisions are issued. How long does the estimating process take?
Most residential and single-trade estimates take 24–48 hours after quote approval. Larger commercial and industrial projects usually take 3–5 business days.
Do I have to pay before work starts?
Payment terms are stated in your quote. New clients and rush projects may require a deposit or payment before delivery.
What if my plans change after the estimate is delivered?
We update estimates for addenda and revisions. Minor revisions within the original scope are included; larger changes are quoted separately.
Can I talk to the estimator?
Yes. You communicate directly with the estimator preparing your project.
